ACCESS/BOUNDARIES
Access to the property is provided by nearly 1.8 miles of frontage along the Kate's Mountain Road (CR30/34), a four season state maintained road. Electric service is already in place on the property. Most of the frontage is relatively flat to rolling. There is also a well established access trail in the eastern and southern quadrants that once was used to access the County fire lookout tower. The vicinity around the lookout tower offers a prime future building site for a private family estate with southern exposure and long range mountain views from an elevation of 3,171 feet.

Complementing access is an established network of hiking trails that extend throughout the forest and can be further enhanced to provide for entry of ATVs and horseback riding.

The property was surveyed by Rickford Walton, licensed surveyor, in August of 2005, resulting in 500.52 surveyed acres. Maps used in this report are based on survey information and tax map data. Although the maps provided in this report are believed to be reasonably accurate, buyers should not rely on these maps to precisely portray the deeded boundary lines in the field.

PROPERTY TAXES & ZONING
Property taxes in 2008 were approximately $347.65. Approximately 66 acres are assessed in Greenbrier County, White Sulphur District, Map 41, parcel 1. Approximately 434 acres are assessed in Monroe County, Second Creek District, Map 13 parcel 10 and Map 5, parcels 2 & 3. Any subdivision project will likely require approval from the Greenbrier County Planning Commission. As of April 2009, no subdivision ordinance or Zoning was in effect outside of incorporated areas in Monroe County.
